Deposits & Payments:  A $25 deposit is required at the time of reservation and is charged to the Visa, Mastercard, American Express, or Discover card you provide. The remaining balance is due on the day of check-in and will be charged to the card on file unless other payment arrangements have been made.

Check-In & Check-Out Policy:  Check-In time is 3:00 pm. Check-Out time is any time before 11 am.

Cancellation Policy:  Cancellations made at least 7 days before your arrival date receive a full refund of your deposit. Cancellations within 7 days of arrival are responsible for the full cost of the reservation.

If the card on file cannot be charged, we will contact you. Reservations with an unpaid balance more than 72 hours after the charge date may be released.

If we are able to rebook your cancelled room, we will refund the rebooked amount minus your deposit. Cancellation terms also apply to date changes that shorten your stay. No refunds are given for late arrivals or early departures.

Special Event Weekends:  A deposit of $250 per room, per stay is due for Virginia Tech home football weekends, the Spring Game weekend, and other potential special events.

Reservations for graduation and commencement weekends require $500 per room, per stay. Where a smaller amount is collected at the time of booking, the remainder will be charged to the card on file. Reservations covering more than one event weekend require a deposit for each weekend reserved. Deposits are applied toward your total.

Reservations for football and Spring Game weekends may be cancelled for a full refund of your deposit up to 30 days before arrival. Reservations for graduation and commencement weekends may be cancelled up to 60 days before arrival.

At the 30-day (football and Spring Game) or 60-day (graduation) mark, the full balance of your reservation will be charged to the card on file, and the reservation becomes non-refundable.

Balance Due:  Reservation balances will be finalized to the card on file inside the 48-hour cancellation window. The full amount will be finalized at that time and any charges occurring during the stay will be finalized at checkout.

Guest Parking:  Parking is limited to one vehicle per rented unit. Let us know if there will be more than one car, and we can explain the options.

Taxes:  The lodging tax is 12.3%.

Smoking:  We are SMOKE-FREE. Cigarettes, cigars, vaping, and candles are not permitted in guest rooms, houses, or anywhere on the Blacksburg Bed & Breakfast property. A cleaning fee of $300 will be charged, even after checking out, for guests who ignore this policy.

Pets:  All rooms in the Magnolia and Dogwood Houses are pet-friendly! There is an option to add a pet fee during your reservation. The Main House is pet-free.

Damage & Excessive Cleaning Policy
We aim to provide a clean, comfortable environment for all guests. Standard housekeeping is included with your stay. However, guests are responsible for any damage or extraordinary cleaning required as a result of their stay.

What is considered “extraordinary cleaning”?
This includes, but is not limited to:

• Bodily fluids (e.g., vomit, blood) requiring specialized cleaning
• Strong or persistent odors (including smoke in non-smoking areas)
• Excessive trash, spills, or stains beyond normal use
• Damage to linens, towels, mattresses, furniture, or flooring
• Any condition requiring deep cleaning, ozone treatment, or item replacement

Potential Charges
If extraordinary cleaning or damage occurs, charges may include:

• Deep cleaning fee: typically $50–$250+ depending on severity
• Linen/towel replacement: $20–$150 per item
• Mattress or furniture damage: cost of repair or replacement
• Smoke remediation: $250+

Notification & Documentation
We will document any damage or excessive cleaning with photos and provide a summary of charges upon request.

Authorization
By completing a reservation, guests agree that reasonable charges for damage or extraordinary cleaning may be applied to the card on file. We understand that accidents happen—please notify us promptly so we can address issues as quickly and fairly as possible.
